We booked this property to meet another family and explore the area. Shortly after booking we received numerous messages requesting a private deposit via an external link, including ID and bank details. As a Superhost with over 15 years’ experience, I’m generally uncomfortable completing anything outside the Airbnb platform, but after several requests and explanations we followed the process to secure the booking as instructed. Communication before arrival was very heavy, and key information was difficult to locate among the volume of messages. On arrival the house looked nicely presented at first glance, but several issues became apparent. The kitchen table had been attractively set, however the plates, bowls and cutlery were sticky or dusty, so we had to wash everything before use. Basic kitchen supplies were minimal – very little washing-up liquid, a used sponge, one tea towel and a single thin bin liner – which meant we had to buy supplies even for our short two-night stay. We had a decent stay at this property. The location is very good and the bedrooms are decent. If you are looking purely for somewhere to stay in a central Leamington spa location with decent sleeping space then it is likely to meet your needs. But a few notes: There were 6 of us staying here and I think you would have struggled for space in the living areas/ kitchen if there were more of you (i.e. only 6 chairs at the dining table). But bedroom space definitely fine for 9 people. If you plan on cooking any meals the kitchen is not fully equipped for this. There were limited amounts of glasses/ mugs/ plates/ bowls etc. There was some cooking equipment but not huge amounts. (i.e Very blunt kitchen knives) Bathrooms are clean and showers work well. Only very small shower gels provided so recommend bringing your own. The list of check out instructions we were given was excessive (i.e. including to wipe down the fridge).

Very clean and perfect amount of bedrooms for our family. Slept well.

House was clean, and well looked after. Responsive hosts an have clear instructions. Would recommend.

Accepted our booking at the last minute. Responded immediately with a friendly message and details of check in. Everything was as advertised, with comfortable beds and plenty of space. Easy walk to local shops, a lovely park and into town.

Our stay was absolutely wonderful. The house was spotless, comfortable, and had everything we needed for a pleasant stay. The location was convenient and quiet, which made it easy to relax after a busy day. Communication with the host was excellent – always quick to respond, very kind, and helpful with any questions we had. We felt very welcome and well looked after. I would happily recommend this property to anyone looking for a comfortable and enjoyable place to stay, and I would certainly return in the future.
