The minimum age of the lead guest is 25+ and may be required to provide ID as part of our check in process,. Corporate booking are welcome; however the lead guest must be aged 25 or over No parties or events are allowed No stag, hen, or similar group bookings — the property is for quiet stays only Please let me know if the number of guests changes between booking and arrival, so I can update the booking details and prepare the property accordingly. For security reasons, we release the full property address the day before arrival. Check-in instructions and the lockbox code will be provided before check-in. Maximum occupancy is 8 guests this includes Adults Children and Infants. Infants and children are included in the guest count due to insurance and safety regulations. For safety reasons , children under 18 must not be left unattended in the property at any time, Parents/Guardians accept full responsibility. Only guests included on the reservation are permitted on the property at any time. No visitors are allowed without prior host approval The lead guest who makes the booking is responsible for all guests and for complying with these house rules All guests must be registered prior to arrival via our online form, including age ranges for each guest, and a photo ID for the lead guest for security safety and insurance requirments. Quiet residential area — please keep noise to a minimum, especially between 10:00pm and 7.00am All supermarket, food and other deliveries to the property must be agreed with us in advance. Please do not arrange a delivery without prior approval. BBQs are not permitted at the property. Guests must not bring, use or set up their own BBQ anywhere on the property, including the garden. No smoking or vaping inside the property (smoking permitted outside only) No pets No bicycles are permitted inside the property For safety reasons, guests should load and unload vehicles directly outside the property only. Please do not stop or unload on the opposite side of the road, as it is a busy road Please respect the property and its contents; do not move furniture Please keep the property reasonably clean and tidy Please report any damage, breakages, or issues as soon as possible Please follow the stated check-in and check-out times,check in is from 15.00pm.Early check in is not permitted without prior approval.Arriving before 15.00pm may require waiting until the home is ready Please lock doors and windows when leaving the property,the top 2 bedrooms have velux windows these should be closed when not in use and whenever the property is unattended, as rain can enter and cause damage Bookings must be accurate at time of reservation. Undeclared guests may result in cancellation or additional charges
