🏠 house rules — please read carefully before booking 🎉 No Parties or Events Parties and events are strictly prohibited. Any breach may result in immediate removal from the property without a refund. The security deposit may be used to cover removal costs and any damages. 🔇 Quiet Hours After 10 PM This is a peaceful residential area. Please keep noise to a minimum and respect our neighbors from 10 PM onwards. 🚭 No Smoking Indoors — £1,000 Charge Smoking is strictly prohibited inside the property. If smoking is detected, a £1,000 charge may be applied to cover deep cleaning and potential damage. 📢 Noise & Air Monitoring For the safety and protection of our guests, property and neighbors, noise and air-quality monitoring devices are in use at the property. These devices monitor noise levels and air quality only and do not record conversations or video inside the property. 🚨 Enforcement Excessive noise, smoking indoors, or evidence of an unauthorized party may result in contact from the host to address the issue. Serious or repeated breaches of the house rules may lead to termination of the stay and removal from the property without refund, in accordance with the booking terms. 🧹 Stays Over 10 Nights Stays longer than 10 nights require additional housekeeping at £85 per week. This helps maintain the property to a high standard during longer stays. 📝 Online Check-In Required To confirm your booking, the lead guest must complete our secure online check-in form, agree to our Terms & Conditions, and provide a valid UK photo ID or passport. ⏰ Check-In & Check-Out Policy • Early check-in: £20 per 30 minutes before the stated check-in time, unless pre-approved. • Late check-out: £20 per 30 minutes after 10 AM. 💳 Security Deposit or Damage Waiver Depending on the property and length of stay, we require either: • A refundable security deposit of £150–£350, or • A non-refundable damage waiver of £20–£150. ❤️ Thank you for respecting the property, our neighbors, and these house rules.
