Any breach will result in immediate removal by security with no refund. Your deposit may be used to cover associated removal and damages. *Quiet Hours After 10PM This is a peaceful residential area. Please respect quiet hours from 10PM onwards. *No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via to cover deep cleaning and damage. *Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund. *Travel Cots & High Chairs: Travel cots and high chairs are available subject to availability and are charged at £10 per item per stay. Please request these in advance of your arrival. *Stays Over 7 Nights: Stays over 7 nights require additional housekeeping for an extra fee. If unpaid, the booking will be reduced accordingly. *Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport. *Check-In/Out Policy Early check-in: £20/hour before stated time (if not pre-approved) Late check-out (after 10AM): £20/hour *Security Deposit OR Damage Waiver We require either: A refundable security deposit of £250–£500 (depending on property size), OR A non-refundable damage waiver of £50–£150 (depending on length of stay)
