Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages. *Quiet Hours After 10PM This is a peaceful residential area. Please respect quiet hours from 10PM onwards. *No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage. *Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund. *Stays over 7 nights require additional housekeeping for an £97 extra fee per week. If unpaid, the booking will be reduced accordingly. *Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport. *Check-In/Out Policy Early check-in: £20/half hour before stated time (if not pre-approved) Late check-out (after 10AM): £20/half hour *Security Deposit OR Damage Waiver We require either:A refundable security deposit of £250 (depending on property size), OR A non-refundable damage waiver of £50–£150 (depending on length of stay) *Pet Restrictions Pets are allowed subject to a £100 fee per pet per stay.
