House rule #1 - Have Fun!!!! ***the additional house rules are super basic but ***IMPORTANT ***so you have fun !! and PLEASE follow the very simple guidelines - register all guests, be respectful of the house and furnishings. FEES for the exception to above very simple guidelines are below. All the following are super common courtesy to 99% of all guest. Fees chart - you hereby agree to the following and authorize payment per the following. #1. A $55.00 security deposit is required for two or more guest PRIOR to check in. A $40.00 deposit is required for one guest to be paid prior to check -in. #1A. Unregistered guests that occupy property/not registered PRIOR to check in The Minimum fee is $150.00 EXTRA plus $39.00 per night for the length of the reservation booked . Registered guest further agrees to pay all legal fees and host fees (for UN-registered Guest(s) of a minimum $50.00 per hour, *should the minimum fee of $150.00 plus $39.00 nightly stay (per extra UN-registered guest) fee not paid within 24 hours of payment request. 1C. Rate has listed in for one guest - additional guest are an additional fee. #2. Guest immediately agrees to pay for any damages, paint cost per the following; Provided the host - provides before and after photos of damage(S) #2A. Soiled wall , per each section no larger than 12 x 12 inches. $25.00 #2B. Should payment not be received within 24 hours of providing "before/after" photo of damage , guest agrees to pay an additional 50.00 plus other fees described herein. #2C. Damage to doors, windows, floors, ANY damage, shall be billed at vendor repair price, plus $150.00 host fee admin fee and should the home not be “unrentable” due to looking sub-standard, the equivalent of full nightly rental shall be due until repair(s) are completed. #2D.A fee of 50% of the, NEW (UNUSED) REPLACEMENT value of any used furniture damaged. #2. Furniture damaged; that is less than 6 months old - guest authorize A charge of 100% of receipt value for the replacement of like furniture.. Art replacement - any art piece damaged or missing under 4 X 4 350.00 and art damaged or missing over 4 X 4 $3,000.00 MINIMUM 2E. #1. UN - registered PETS that occupy property/not registered PRIOR to check in . Minimum fee is $175.00 EXTRA plus $35.00 per night for the length of the reservation booked . ***The registered guest further agrees to pay all legal fees and host fees, of a minimum equalling $50.00 per hour, should the minimum request not be paid within 24 hours of payment request. Should the guest fail to pay fees per above and arbitration or legal action is required, the guest agrees to pay fees equaling $1,000.00 plus judgement award to host. of a minimum $50.00 per hour, should the minimum not be paid within 24 hours of payment request. ***house rule #2 - GUEST *If you need to add guest(S); please kindly just let us know prior to your arrival. (persons over the age of 3 years old) /IF, the guest(s) are/ is not registered when the reservation is made OR; if we are not notified 6 hours PRIOR to arrival. There is a $150 minimum fee for unregistered guest PLUS $39.00 per night(per those unregistered guest(s). More cost effective to double check guest list when booking OR prior to arrival thru the booking portal. /Extra Guest(s) registered prior to check-in are only $24.00 per night / per guest when staying the length of booking. Please use messaging - change reservation link to add guest - very ez. **Extra Guest(s) only staying a portion of the booking are only $24 per night/ per each additional guest. Please /please register all guest- un registered guest(s) are kindly asked to leave. ***house rule #4 - * Have FUN! We picked up fun art , a fully equipped kitchen and comfortable furniture to ensure your stay is as comfortable as ever. If it's not in there and you would like it, please message us. If there is anything you need, or it is not perfect please let us know. We want you HAPPY.. ***house rule #5 - Guest Reservations *Guest(s) who have stayed with booking platforms before will need an average of 5 star reviews from previous hosts for the instant booking feature/confirmation Thank you !!! ***house rule #6 - Kid Stuff *The home is NOT the best for children between 3 and 15 years of age. - Candy gets stuck in carpet etc. and so potential guest are encouraged to just kindly send us an inquiry BEFORE booking with any guest under 17. We'd love to host you AND the children. Thank you !! House rule #7 - Smoking * no smoking of any kind - service fee is $400 plus cost of smoke remediation company - minimum charge is $250. If submitted within 24 hours of host request thereafter - involving booking platform fee is $550.00 plus 50.00 per hour as required by host. ***house rule - #8 - PLUMBING *SORRY, no feminine products - wet wipes or anything but bathroom tissue in toilets . Guest will be charged for *any plumbing charges related to items placed in toilet other than tp and plus A service fee of $350.00 Plus the nightly rent fee per day the home is unrentable due to the plumbing issue. House rule 8B. ***** please kindly use the strainer (PROVIDED) to catch food in kitchen sink. . Thanks sooooo much for understanding those items could get stuck in drains and cause a clog.. That's not fun... ****house rule #9 Cleaning. AT check out NO need to clean or strip beds we will take take of all normal clean up and laundry, if a smudge gets on kitchen cabinets or doors while you are in residence and ** IF you would like to clean it off - please use ONLY wood OIL under sink and soft cloth- NON- abrasive soft cloth... But again , we LOVE cleaning, so we are happy to take care of normal clean- up. ****House Rule #10. PLEASE - You may NOT program NEST A/C with nest app. Please leave on manual - $100.00 fee if nest is programmed. *** WHY ?? Well, we've had guest set heat to 90 degrees!! and the next guest liked it at 70 degrees, so we want everyone HAPPY, so if you like it 90 degrees in summer , please manually input but please kindly do not program it in/ Thank you for understanding, just common thoughtfulness. House rule /#11 ***** if if we do not have another guest arriving shortly after your 10am check out... we can offer a 15.00 per hour late check out up to 3 hours MAX. Late check out fees waived whenever possible. Thank you ! and 2 hour earlier check in's are free, *whenever possible **** House Rule #11B. For MONTHLY Guest ONLY - 1280 GB are included with Internet Service. This is a substantial amount of data. Normal usage is typically under 30% of 1280 is used. However if it goes over our internet company charges 10.00 per 50 MB after... so that would be due from the guest when we receive the overage amount. The overage amount will be shown to you with corresponding dates. Thank you!! /**** House rule #12. It doesn't get more basic than this - Please do not use the counter-tops as a cutting board - do not use counter-tops for hobbies that use glue or could cause scratching damage.. Please do not put anything hot on counter-tops YES.. they will discolor and melt and countertop replacement will be a very high expense passed on to guest. Damage to countertops is $1000.00 service fee plus cost of replacement of equal material and all associated labor cost . House Rule #13. There is not a little man inside our dishwasher that scrubs off 'attached' foods nor is there a garbage disposal at bottom of dishwasher ... so PLEASE use dishwasher to sanitize dishes and glassware, not scrub them clean. Thank you ! House rule #14. We offer FREE condiments and coffee , ENJOY ! - However -Sorry, but we do NOT offer free food and beverages, we often make food and beverages available as a courtesy and amenity. Cost is market price plus 25% restocking fee. Yes, we only wish people would work and shop for us for free. So please kindly send us reimbursement plus 25% restock at check out. Thank you ! ******Gosh everyone... we SINCERELY hope those rules etc all seem super normal.. We want you to enjoy yourself and have loads of fun!***** ******///////below - pet owner guest rules below//////*************** **house rule #1 PETS - - - - - - - ******We USE a BLACK Light (which shows any pet urine NOT visible to the EYE... and we Do videos or photos of all carpets and furniture - prior - to every check in - so we can insure the home is clean and sanitary for you and your awesome guest and then - we re-Check home after check out. ** We just don't want you (Our awesome guest) resting your head on the couch cushion, watching your favorite movie and wondering, "hey, what's that funny smell " ??? We care . ****We LOVE ❤️ Pets and to ensure this home is a perfect fit for you and your beloved four legged family member, we welcome up to 2 dogs (so sorry - No cats) who are at least one year of age, FULLY potty trained and do not scratch on doors ( all doors have been hand stained/ varnished. Replacement cost is $595.00 per door). Also, all furniture is cloth (super comfy) and must be replaced if used for potty time. Carpets must be replaced OR professionally cleaned with a biologic cleaning agent. (Minimum charge to guest for cleaning service is $300.00 Plus cleaning fee per invoice from zero rez cleaning for urine in the carpet or furniture (per room Damaged) this charge w/ photos would be sent within 4 days of check out. This keeps the home perfect for you and ALL guest. * IF your guest is not 100% potty trained, PLEASE , PLEASE save yourself the nightmare and aggravation of fees. We humbly suggest renting an all tile floor home with vinyl furniture. **Breeds we love, but are not permitted - not allowed in home >Chihuahua/Chihuahua mixes, Pit Bulls & Great Danes . Authorized pet is $100.00 FOR 1ST DOG $25.00 FOR 2ND dog if 2 dogs, This fee Includes 5 nights . Thereafter pet stay fee is $7 per day for the first pet and $3.00 for each additional). The fee covers, a BIG , fully enclosed backyard for the family members to play in, plus a park only a block away.... and light hair clean up - but no waste clean up/ urine or damage of any kind is included / 92% of all pet stays there is NO damage. Yay ! Pet waste clean up fee in backyard (if not left clean) IS A FLAT $45.00 FEE . So leave it clean and it's FREE. Please remember when staying anywhere in beautiful Tucson, always stay close to any pet UNDER 30 pounds. Owls and other native wildlife present a danger to your adorable, cute, small pet. Long term guest -additional house rules below. 1A. Monthly Long Term discount - apply only from may thru september - september thru april -discount is A maximum of 5%. 1B. Stays over 30 days guest security deposit is $400.00 2. Electric - water and gas utility cost are covered by host up to $225.00 Thereafter Guest is responsible for usage fees. 3.
