Check in / check out • Check in from: 15:00 • Check out by: 10:00 • Late check out only by prior agreement and may incur a fee Noise & neighbours • Quiet hours: [22:00–08:00] • Please keep noise to a reasonable level at all times, especially in the hallway, garden and when arriving/leaving late • No speakers or amplified music outside Smoking / vaping • Strictly no smoking or vaping anywhere inside the property • If you smoke outside, please use the ashtray provided and dispose of cigarette ends safely • Any evidence of smoking inside will result in additional cleaning and odour removal charges PETS • No pets allowed • [Exemption Service Dogs only by prior arrangement and may be subject to additional rules/fees. Use of the property • No candles, tea lights, incense burners or any open flames • Do not tamper with or cover smoke alarms, heat alarms, Carbon Monoxide (CO) detectors or fire equipment • Do not move large furniture between rooms • please do not prop fire doors open – due to safety regulation fire doors left open will incur A fine of £25 (per door) • please check that all doors are locked and secure before leaving the property • Do not bring additional heaters, cooking equipment or deep fat fryers • Please do not use the property for photo/film shoots or commercial activities without prior written consent Kitchen & appliances • Please use appliances according to the instructions in the welcome folder • Keep hob, oven and grill clean and free from grease build up • Do not leave cooking unattended at any time • Switch off appliances after use Heating & hot water • Heating and hot water are controlled via smart thermostat / boiler controls • Please do not change any settings other than those explained in the welcome folder • If you are too hot or too cold, contact us rather than adjusting boiler controls directly Visitors & access • Daytime visitors are allowed but must not stay overnight without being added to the booking • We will only attend the property with notice, except in an emergency (e.g. suspected fire, gas leak, water leak) Please note: property is not suitable for persons under 16 years old
