Ryker and his Team did an amazing job with communication from the onset. They also reached out checking in on our stay periodically. The home was perfect for my family's short vacation in Sacramento. It has everything you need for a large family and the location is perfect to get to any destination in the Sacramento area. Thank you Ryker for having us stay in your home!

We checked into the property at around 5pm. The high for that day was 104 degrees and we arrived to find that the air conditioning was malfunctioning. It was apparent that this was a preexisting issue as there were multiple fans throughout the house, (including an industrial sized metal fan in the living room) in addition to a portable air conditioning unit in the lower floor that was haphazardly installed. The upstairs rooms (with the exception of one) were all suffocatingly hot. We immediately informed the host and air bnb of the issue. Their HVAC contractor wasn’t available and the host took until 9pm to come to the house. They did nothing to fix the issue, took away the portable air conditioner and told me with a straight face that the air conditioning was working while standing in a suffocatingly hot room with nothing coming out of the vent. At 10pm, out of concern for the small children we were with, we left to a hotel. No apology. No refund. Just a ruined vacation.

We stayed at the height of summer and the home's central AC was completely inoperable for our entire stay. An HVAC technician confirmed it could not be repaired until after we checked out. The portable AC unit cooled only a small area of the home, while the fans simply circulated the hot air. We booked this property because it advertised air conditioning, and had we known it wasn't functional, we would have booked elsewhere. What ultimately earned this one-star review was how the situation was handled afterward. Despite acknowledging the AC was unusable for our entire stay, the host refused to provide any compensation beyond Airbnb's standard AirCover refund. We expected the host to take greater ownership of an issue that substantially impacted our family's stay. I hope the AC has since been repaired, but based on both the stay and how it was handled, I cannot recommend this property.

The host provided easy to follow instructions upon check in. The location was great and the house itself was wonderful and spacious. For our particular stay, unfortunately, we had to leave early due to issues with cooling of the home, which we understood, were out of the hosts control due to a power outage in the area. They did try to rectify the issue promptly after being notified, but we had been trying to deal with over 80 degree weather indoors the entire time we were staying there and found other accommodations. I’m sure if the host had known there was cooling issues before our arrival, we would have been notified but I don’t think anyone knew there was a cooling issue until we checked in and found the thermostat temperature would never change. Other than that. Ryker was responsive to communication and tried to rectify the issue promptly. We had left our stay early before the issue was rectified.

Rykers place in Citrus Heights was really nice. There were numerous grocery stores and gas stations within a few minutes drive so picking up some extra gtoceries was super easy. Like other guests have said, the covered patio and pool were amazing. We were a little bit worried about the pool being cold but with the warm weather they had the thermometer said the pool was about 84 degrees. Maybe in the spring and fall you would want to pay to have it heated. The house was really nice and the beds were super comfortable. You could tell that whoever had the house built spent some money on all the extras. There was granite everywhere along with a wine fridge, coffee station and three sinks in the kitchen/family room. The option to park in the garage was also nice. Being from Washington State it was nice not having to get into a hot car whenever we went somewhere. Only two complaints: Not enough silverware or dishes and no surface cleaner to clean the kitchen counter.

Additional rules No Parties / Unregistered Guests Parties are strictly prohibited. A $1,000 violation fee will be charged for any party, plus additional cleaning fees as necessary. Violators must vacate the property. Pool Service:Please note that the pool service technician comes late Monday mornings. He may enter the backyard without prior notice to complete routine maintenance. Quiet Hours: 10:00 PM – 8:00 AM Please refrain from any gatherings or outdoor noise after 10 PM in respect of our neighbors. A $500/night fee may apply for violations. Number of Guests: There will be a fee of $50 for each guest over 10 unless discussed with us, even if the person does not stay the night. This is to prevent parties. Garage opener: We've provided a garage door opener for your convenience during your stay. Please remember to put it in the snack tray on the dining table upon checkout, as a $100 charge will apply if it's missing. Check-Out: Check-out is before 11:00 am. There will be a fee of $100/hour for late checkouts. Please let us know about the time you plan to check out so we can pass this information on to the housekeepers. We kindly ask that prior to leaving, do all your dishes, gather towels and start a load in the washing machine, and take out the trash. This helps us keep the cleaning cost down. Leave the home basically as you found it when you arrived. Restrooms: Please do not flush anything but toilet paper down the toilet. Smoking: Our house is a non-smoking home. There will be no smoking of cigarettes or weed inside the house or a $500 charge. Candles: We do not allow candles in the home, this is a fire hazard. Damage: We understand that accidents happen. We ask that you please let us know when something is broken so that we can replace or repair it. There is a stain remover under the sink in the kitchen for the carpet and bedding. Pets: Pets are allowed with a $100 per pet, non-refundable fee. No more than two (2) pets are allowed. Please alert us prior to your stay if you are planning on bringing along your pet. All pets must be fully potty trained, and not track mud or dirt into our home; please clean your pet's feet if they are dirty/muddy prior to allowing them in the home. Pets are NOT allowed on any furniture, including the beds. Keep the bedroom doors closed that are not being used. We shall not be held responsible in any way for anything that may happen to your pet. Please note, there will be an additional $200 fee for animal waste found on the property after you leave. No pets in the pool. Please note that the pets are not to be left alone at the home. Longer Stays: For stays exceeding 30 days, a mandatory cleaning service is required at the guest's expense. This ensures that the accommodation is well-maintained throughout longer stays. The cleaning fee will be charged to the guest. Lost Items: Please do not forget anything in the home. We can not package and ship things that are left behind. Cameras: We have a Ring Video Doorbell camera installed at the entrance & over the driveway for safety. Utilities: We kindly ask that you switch off lights and turn off AC/heater when not in the home. Trash Removal: Please put trash cans on the curb Sunday evening for Monday morning pickup, and bring them back to the right side of the home Monday afternoon. Please do not unplug anything in the home. It is difficult for the next guest if lamps are unplugged, and there are items in the home that operate the door lock and doorbell. If you don’t know what it is, do not unplug it. Do not unplug the wireless router or modem or it will shut down the door lock and you may get locked out. Pool & Hot Tub Rules: We charge $100 per day for pool heating to a maximum of 80 degrees, which reflects our actual cost from PG&E for natural gas. Please be informed that the pool and hot tub cannot be heated simultaneously. Therefore, to use the hot tub, we must switch the heating from the pool to the hot tub. Quiet Hours: 10 PM – 8 AM (No swimming past 10 PM). Hygiene: Shower before and after use; no oils or soaps allowed. House Rule: Spa / Hot Tub Usage Included: Hot tub heating is complimentary for 5 hours per day during your stay. How it works: Contact us to schedule your daily 5-hour window. We'll activate heating remotely so it's ready when you are. Additional time: $75 per extra 5-hour block. Important notes: • Hot tub is connected to the pool system and cannot run continuously without risking equipment damage • The 5-hour window must be scheduled in advance (same-day requests subject to availability) • Unscheduled activation is not available — please coordinate your usage times Why this policy: Continuous heating causes excessive wear on pool equipment and significantly increases utility costs. This structure keeps the amenity accessible while protecting the system for all guests. Supervision: Children 14 & under must have adult supervision at all times. Safety: No roughhousing, screaming, running, or pets in the pool. Equipment: Do not remove the pool sweep (can cause costly damage). Do not remove the chlorine tabs. Glass Policy: Only plastic dishware/cups—$1,000 fine for broken glass near or in the pool. Swim at your own risk.
