House rules ; Please bear in mind that the following house rules are to create an enjoyable atmosphere for everyone and to maintain the quality and standard of our apartments and service. These house rules are not aimed at the majority who will peacefully and respectfully enjoy our apartments. We have put significant work into creating a great space for you to enjoy and we politely request your respect. 1. Strictly no parties. We do not tolerate misuse of the property for excessive noise and/or partying. We will promptly be made aware any excessive noise and Security will be called out to the property without hesitation to remove guest/s. The full security deposit will be charged against the removed guest/s. 2. Please respect your neighbours with quiet enjoyment between 10pm and 8am on weekdays. On weekends, any noise that could disturb neighbours should end by 11pm. 3. Pets are allowed with prior written approval. We kindly request that they are not left unattended for long hours. 4. No smoking indoors under any conditions. You will be charged £400 if the smell of cigarette smoke or evidence of smoking (cigarette butts, ash etc.) and/or other illegal substances is found after your stay. If smoking within the apartment/building is discovered during your stay, you will be asked to leave the apartment without any refund. If you are a smoker, please ensure that smoking takes place outside of the property. Any tampering with the smoke alarm will result in us claiming the whole security deposit. 5. Please take care of your keys. Lost/unreturned keys will be charged out at £300 due to the requirement of changing locks for security reasons. 6. Check-out and check-in times are 11:00 and 15:00, respectively. We will not accommodate any late check-ins or check-outs. If you check-out late, you will be charged for an additional night against your security deposit. Our check-in time is from 15:00 to 20:00 only to ensure that our Guest Management Team can assist with any queries as the office closing time is at 20:00. If you do check-in after 20:00, unfortunately, our Guest Management Team will be unable to assist and we would require all guests to thoroughly read through their check-in instructions. If you are arriving late, under no circumstances should you ring any apartments of the building to let you in or any onsite staff as they will not be able to assist you in any way. 7. Please check-out before 11:00 to avoid a late check-out charge at your security deposit of £30 for the first one hour and £20 per hour following. 8. Should you wish to extend your stay, please do not hesitate to contact us before 18:00 the day before your departure date to avoid a late extension request charge of £25. 9. Age restrictions. The minimum age for check-in is 22. Children of any age are only allowed to stay if they are accompanied by a responsible adult or carer. 10. Injuries and lost items. The host takes no responsibilities for any injuries that guests might have caused to themselves during their stay in the apartment. Please call ambulance on 999 for any emergencies. Guests are obliged to keep their belongings and valuables safe and must always lock the door when leaving the apartment or for the night. We take no responsibility for any lost items caused by a neglect by any guest.
